Skylight prices are driven by the size of the unit, the roof it is going into and whether an opening already exists. Dropping a new unit into a kerb that is already there is a modest job. Forming a new opening in a flat roof, building the upstand and making the covering good around it is a bigger one, and the roof covering itself decides how much of that work there is.

We survey the roof free of charge, check the structure and the falls, and give you a written price that includes the unit, the delivery, the fitting and the weathering. Weathering is the part that matters most on a skylight, and it is the part that gets skimped when a price looks suspiciously cheap.

Size of the unit

A modest rooflight over a landing is a different job to a long unit over a kitchen. The glass weight decides the fixing and the handling.

New opening or existing

Fitting into an existing kerb is quicker. Forming a new opening means cutting, trimming the structure and building an upstand.

Roof type and covering

Felt, single ply, GRP and tile all detail differently around a unit. The covering decides how the weathering is made good.

Fixed or opening

A fixed unit is simpler and cheaper. An opening or electric unit adds hardware, and in some rooms it is worth it for ventilation.

Roof work lives or dies on the detail around the edges. Here is how we run a skylight job.

Free survey

We get up and look at the roof rather than pricing off a photograph. Structure, falls, covering condition and where the unit will do the most good for daylight all get checked.

Written price

One price for the unit, the opening, the upstand, the fitting and the weathering. If the roof covering is at the end of its life we say so at the survey, because putting a new skylight into a tired roof is money badly spent.

Making and delivery

Units are ordered to the surveyed size. We confirm the lead time in writing and keep an eye on the weather window for fitting. Delivery is free.

Fitting and weathering

Opening formed, upstand built where needed, unit set, then the covering dressed and sealed around it. We clear the debris off the roof and out of the room below before we leave.

A properly detailed one will not. Leaks almost always come from the upstand height or the way the covering is dressed around the unit, not from the glass. That detailing is exactly where we spend the time, and it is why we survey the roof in person first.
